Hastings-On-Hudson

Partial Renovation, Hastings-on-Hudson, New York

A partial renovation of an early twentieth-century Colonial house in Hastings-on-Hudson, New York, undertaken to adapt an existing family home with care and restraint. The project focuses on selective intervention rather than wholesale change. Existing rooms, proportions, and architectural elements are retained where possible, with targeted upgrades introduced to improve functionality, comfort, and flow while respecting the character of the original house. Internally, the renovation clarifies key living spaces, improving connections between rooms and strengthening the relationship between interior and garden. New work is limited and precise, allowing the house to retain its sense of age and familiarity while supporting contemporary patterns of use. Materials are chosen to sit quietly within the existing fabric. New finishes and details are calibrated to feel consistent with the old growth mahogany millwork bannisters and furniture that were built by the Donald family just over a hundred years ago. The result is a balanced dialogue between old and new, where intervention is felt through use rather than appearance. Environmental improvements are integrated discreetly, enhancing comfort and performance without altering the architectural character of the house. The scope remains intentionally measured, preserving the integrity of the original structure while extending its usefulness for long-term family living. The result is a careful renovation of a Rivertown Colonial, shaped by respect for context, proportion, and the lived history of the house.
